Affordable Housing and Social Housing Finance

Access to affordable housing continues to be a problem in developed nations. Both the US and the UK market continue to experience a shortage in affordable housing. This has an inevitable impact on low to mid level income families. Government policies continue to promote the construction and delivery of social and affordable housing across the country.

Within the UK, SNR Denton has been at the forefront of the social and affordable housing funding market since the early 1990s.  We have acted and continue to act for the top funders and various housing associations in the social housing sector. We advise on all aspects of lending and security for the sector, as well as on mixed-use development finance and the acquisition of property portfolios.

The team works on a wide range of bilateral and syndicated transactions, large-scale voluntary transfers (LSVTs), group structures, estate transfers, care homes, student and key-worker facilities, plus mixed-use development projects and social housing Private Finance Initiative (PFI).

We work on a full range of financing transactions, from small bilateral to large syndicated facilities. These include high-value structured group funding facilities, LSVTs, estate transfers and mixed use of housing developments and social housing PFI, as well as portfolio due diligence and transfers, care homes, student and key-worker facilities and advising on potential default situations.

Within the US, SNR Denton is widely recognized by investors, sponsors, syndicators, developers and lenders as the market leader in the areas of tax advantaged investing and community development and, more particularly, low income housing tax credits, new markets tax credits, renewable energy tax credits and historic tax credits. Given its market share, SNR Denton offers a unique understanding of the economics of the tax credit business and the latest trends and developments. Our top-of-the-industry brand empowers our clients to negotiate from the strongest possible position and our depth of expertise is unmatched.
